Are linens provided?

Yes, all linens are provided (sheets, towels, blankets, pillows, and washcloths).

We are one of the few facilities that includes the linens with your rental.



What is the check-out procedure?

Guests are required to check-out on their departure date by 11:00 a.m.

We ask that guests follow the check-out list given to them in the contract.



Is there a cleaning fee?

The cleaning/set up fee is $65 - $85 (depends on the number of guests) and provides one general clean-up.

We ask that you treat the cabin as if it were your own.

Please leave it clean, neat and undamaged.

FYI:  We have a very strict NO SMOKING policy.  If cigarette butts or remnants are found on the premises, guests will incur additional cleaning fees, minimum of $15.  If there is any smoking in the home, guest forfeits the entire $200 Security Deposit and may be responsible for additional cleaning and damage fees.  Smoking is not allowed inside of the cabin.  We cater to families with babies and young children and nature enthusiasts who will be highly concerned over our indoor air quality.  In addition, the owner is highly allergic to smoke.

Guests are expected to follow the check-out procedures.

A reminder list is also posted in the cabin for your convenience.

FYI:  you are responsible for removing all trash from the property and surrounding premises. 

If you must leave one or two bags, please leave a $5 tip/per bag for the housekeeper, (max 2 bags).  If the trash disposal and recycling is inconvenient for you for any reason, we will arrange for the disposal for an additional $25 fee.



What type of views does your cabin offer?

Overlook Retreat offers beautiful long-range mountain views!  Actually, the cabin offers some of the best views in the area!  You will love the sunrise!  You will also find short-range wooded mountain views.  Our goal is to offer privacy and seclusion around the home.  You will have complete privacy along the rear as the cabin is perched on a mountainside.



How many nights are included in the weekly rate?

Our weekly rate for 7 nights is based on 6 nights of charges at the nightly rental rate. 

Book early to receive the 7th night free!



Is there a certain day of the week that we are required to check-in or check-out on weekly rentals?

There is no particular day that you have to check-in/out.  Generally, we offer a Fri to Fri weekly rental or a Sun to Sun weekly rental.  We try to accommodate all of our guests needs, therefore a guest may arrive and depart on their schedule subject to availability at the time that they place their reservation.  Saturday to Saturday rentals may require an additional fee.



What is the Check-In / Arrival time?

Check in /arrival time is 4:00 P.M. on the arrival date which is printed on your invoice.



What is the check out/departure time?

Check out /departure time is 11:00 A.M. on the departure date which is printed on your invoice.



Do we allow pets (dogs/cats)?

No (no exceptions).  Pond View accepts pets.

Are the cabins open year round?

Yes, we are open year round.



Are the cabins accessible during the winter?

Yes.  We strongly recommend 4 wheel drive or snow tires / chains during the winter season in case of snow.  We provide Winter Driving Tips and Weather Reports right up to your vacation dates. 



Is the cabin air-conditioned?

YES!  Central Air Conditioning included to cover the few weeks of true summer weather to ensure our guests' comfort.

Also, there are ceiling fans throughout the home.   Plus, some of the house is shaded.  The elevation is over 3,400 feet and Overlook Retreat is not in a valley, so it stays pretty cool.



What source of heat does the cabin have?

Gas heat with thermostat & gas fireplace



Where are we located?

We are on the Boone side of West Jefferson, 5-10 minutes to The Blue Ridge Parkway, downtown West Jefferson, The New River, and many galleries, restaurants, grocery stores, and shopping experiences.  A short drive to area attractions.



Do we allow smoking in our cabins?

No.  We have a strict NO SMOKING policy.  Ashtrays are provided for outdoor use only.  Please use outdoor ashtrays as our home is surrounded by flammable pine needles.  If cigarette butts or remnants are found on the premises, guests will incur additional cleaning fees, minimum of $15.  If there is any smoking in the home, guest forfeits the entire $200 Security Deposit and may be responsible for additional cleaning and damage fees. 



Do we accept credit cards?

Yes, we accept MasterCard, Visa, Discover and American Express through PAYPAL.  We will send a Paypal invoice to your e-mail account.



How are late arrivals handled?

Late arrivals are not a problem, once you make a reservation and it is secured with a payment, we will e-mail a check-in instruction sheet within the week prior to your arrival date.  The check-in e-mail contains detailed directions to our cabin, a property map showing the location of the cabin, and instructions on accessing the keys.



When and how will my damage/security deposit be returned to me?

The damage/security deposits are returned by 30 days after your departure if you paid by check. If payment is by credit card, we will refund the deposit charges within the same timeframe.  



Is a minimum stay required?

A two night minimum stay is required.  A three night minimum is required for all holiday periods .

We will consider one night stays if we already have other reservations around the time, or if it is within the next few days.

It never hurts to ask!



Is there ample parking?

Yes, there is ample parking for 3 to 4 vehicles at the cabin.



Is there satellite or cable television, DVD or VCR?

Satellite.  We have one flat screen TV  and a DVD player in the upstairs den area.  There is another TV in the lower den area.  And we have a TV/DVD combo in the upstairs Master Bedroom. 

Feel free to bring your own movies.  We have a few to offer and there is a video store 8 miles away for more selection. 

We also subscribe to many satellite channels, including HBO & Showtime. 

No pay-per-views allowed.
